Gas & Electrical Reports For Selling

You can also add a boiler service if your boiler hasn't been serviced this year. A requirement for all boiler parts and labour warranties is that the boiler is serviced annually. Some boilers (especially Worcester, Vaillant, Viessmann, Baxi and Ideal boilers come with extensive 10-year parts and labour warranties when installed new.

Gas Safety Certificate For Selling House

If you need a gas safety certificate for selling a house or you need a gas safety certificate for buying a house then I can provide those. It's likely a potential buyer's survey will have advised the buyer to have the gas and electrical installations checked for safety – the surveyor is just covering their back.

What Does A Gas Safety Certificate Contain?

The minimum amount of information required on a gas safety certificate is:

  • Name and signature of engineer
  • Registration number of the business the engineer belongs to
  • ID number of the engineer
  • A description and location of each appliance tested
  • The date on which the checks were carried out
  • The name and address of the landlord or owner (or letting agent if applicable)
  • All safety defects identified and any action required or undertaken
  • Confirmation of all operational safety checks

Electrical Installation Condition Report For Selling House

I am qualified to carry out EICR Testing and issue an Electrical Installation Condition Report which can be used for a variety of uses including letting, buying and selling your house.

What Is An EICR?

EICR is short for Electrical Installation Condition Report. EICR Testing involves a competent electrician undertaking tests and inspections to produce a report to establish the overall 'condition' of a property. The report is either satisfactory or unsatisfactory and defects and issues, if any, will be listed. The EICR was previously called a periodic inspection report.

Do You Need An EICR?

I am usually asked to carry out an EICR for the following reasons:

  • certifying a rental property
  • certifying a commercial property such as a shop or office
  • certifying a domestic property where the homeowner wants peace of mind that his/her electrical installation is safe
  • certifying a domestic property that's for sale where the homeowner has been asked by a building company or potential buyer to provide a safety certificate

Please note, if your electrical installation is new then you require an electrical installation certificate. There are also special rules if you have a HMO (House of Multiple Occupation) which may mean you require an Emergency Lighting Certificate.

What Does EICR Testing Involve?

Your competent electrician will check the installation against the requirements of BS7671 – The Requirements for Electrical Installations (IEE Wiring Regulations) – this is the British Standard to which electrical safety is measured across the country and is updated when deemed necessary.

The electrician will take into account the age and circumstances of the installation and check the following:

  • whether the installation is adequately earthed
  • whether the installation is adequately bonded
  • whether switchgear and controls are suitable
  • whether serviceability of equipment is adequate
  • the type of wiring and it's condition
  • the provision of RCD's for socket outlets which can be used to plug in equipment for outdoor use
  • the presence of suitable notices and identification
  • wear and tear, damage, deterioration and signs of overheating

Please note, if your electrical installation is brand new, you require an electrical installation certificate. There are also special rules if you have a HMO (House of Multiple Occupation) which may mean you require an Emergency Lighting Certificate.
