Legally, all rented properties need one smoke alarm on each floor of the property. If you have fuel burning appliances then you will also require a carbon monoxide (CO) alarm. Having a CO alarm is recommended in all rooms which contact a gas fire or boiler. A heat alarm is recommended in kitchens where a smoke alarm could cause nuiscance tripping. Depending on your individual requirements, you can decide whether you want hard wired alarms or battery operated alarms. NB, if you are letting your property through the council or a letting agent then they will almost always require that you have all alarms fitted.
I work from 8am to 8pm Monday to Friday. Appointment times will depend on my other jobs. At the time of booking, you will be given a time slot of either 8am to 2pm or 2pm to 8pm. I'll call you the day before to give you an exact time of arrival. I am usually on time give or take a few minutes but will be keeping you up to date via text message on the day of your appointment.
Your name, your email address – to send you paperwork, your home address, your contact number, the address of the property to be checked and the name and address of the person giving me access.
I need access to certain things to allow me to do my job. For gas: access to the gas meter and access to all gas appliances. For electric: access to the fuse board and access to as much of the property as possible. For EPC's: access to all rooms to allow me to measure the floor area and access to the loft to allow me to measure the insulation thickness
If you want your certificates straight away then you have to either pay me upfront or once the checks have been carried out. Otherwise I will invoice you once I am home and you can pay via bank transfer into my account. Payment is by either cash or bank transfer. My bank details are on the invoice that I will send you. Payment is expected in 5 working days.
Certificates are only released once full payment has been received.
Yes. That means if you don't pass, I won't charge you. This means you get an honest and independent assessment. I don't carry out repairs and I am not looking to 'invent repair work' that doesn't even exist. Sadly, there are companies out there doing this exact thing, giving us decent and honest engineers a bad name.
I use customised software whilst carrying out the checks. Your certificates are high quality PDF's and sent by email. I am able to send all certificates immediately to you, your tenant and letting agent. I am also able to resend your certificates at a later date, at a click of a button, if you somehow lose them or your tenant wants them sent again. The software also allows me to send you automated reminders two weeks before your certificate is due to expire. This means you'll always comply with the law.
