Buying, selling or letting a property? I am able to issue EICR's (Electrical Installation Condition Reports), Gas Safety Certificates and Energy Performance Certificates.

You can also add a boiler service if your boiler hasn't been serviced this year. A requirement for all boiler parts and labour warranties is that the boiler is serviced annually. Some boilers (especially Worcester, Vaillant, Viessmann, Baxi and Ideal boilers come with extensive 10-year parts and labour warranties when installed new.

Electrical Installation Condition Report For Landlords, Buyers and Sellers

I am qualified to carry out EICR Testing and issue an Electrical Installation Condition Report which can be used for a variety of uses including letting, buying and selling your house.

What Is An EICR?

EICR is short for Electrical Installation Condition Report. EICR Testing involves a competent electrician undertaking tests and inspections to produce a report to establish the overall 'condition' of a property. The report is either satisfactory or unsatisfactory and defects and issues, if any, will be listed. The EICR was previously called a periodic inspection report.

Do You Need An EICR?

I am usually asked to carry out an EICR for the following reasons:

  • certifying a rental property
  • certifying a commercial property such as a shop or office
  • certifying a domestic property where the homeowner wants peace of mind that his/her electrical installation is safe
  • certifying a domestic property that's for sale where the homeowner has been asked by a building company or potential buyer to provide a safety certificate

Please note, if your electrical installation is new then you require an electrical installation certificate. There are also special rules if you have a HMO (House of Multiple Occupation) which may mean you require an Emergency Lighting Certificate.

What Does EICR Testing Involve?

Your competent electrician will check the installation against the requirements of BS7671 – The Requirements for Electrical Installations (IEE Wiring Regulations) – this is the British Standard to which electrical safety is measured across the country and is updated when deemed necessary.

The electrician will take into account the age and circumstances of the installation and check the following:

  • whether the installation is adequately earthed
  • whether the installation is adequately bonded
  • whether switchgear and controls are suitable
  • whether serviceability of equipment is adequate
  • the type of wiring and it's condition
  • the provision of RCD's for socket outlets which can be used to plug in equipment for outdoor use
  • the presence of suitable notices and identification
  • wear and tear, damage, deterioration and signs of overheating

What Happens if it Fails?

Ever used an MOT garage that only does MOT's and no repair work? They're independent and truly honest. They won't fail your brakes or your tyres to 'make up' repair work that doesn't need doing. You can be sure the person doing the testing is fair and honest. We're the same. We offer truly independent reports with no suprises. We even help with minor repairs and fixes on site to help reports pass. If it does fail, you have a no pass no fee policy to fall back on.  

No pass no fee. As long as you're a landlord letting a property or a seller selling a property, if the EICR Report fails, we won't charge you for the certificate. We are independent and fair and we don't do repair work. Our testing and inspecting is unbiased and we promise to fix any minor issues free of charge.

Landlords: How Much Is An EICR?

Gas Safety Certificate - £50

Includes up to 4 appliances
Legal requirement when letting: Yes
Lasts for: 1 year
Good to know: Can be done 2 months before the expiry date without losing the annual renewal date. More info. Access required to gas meter.

Boiler Service - £70

Includes up to one boiler
Legal requirement when letting: No
Lasts for: 1 year
Good to know: a very good idea to service the boiler annually to save it breaking down, most boilers come with parts and labour warranties from 5 years to 10 years but they become void if the boiler is not serviced annually. More info (see clause 4.1.6)

Gas Safety Certificate & Boiler Service - £79

Includes up to 4 appliances (includes one boiler service).
Legal requirement when letting: Yes
Lasts for: 1 year
Good to know: Save £41 if both done at the same time. Access required to gas meter.

Energy Performance Certificate (EPC) - £60

Includes up to 4 bedroom properties.
Legal requirement when letting: Yes
Lasts for: 10 years
Good to know: There isn't a pass or fail with this certificate, you just get a rating from A to G. You need a minmum E rating to be legally allowed the let your property. Most properties will be either C or D rating with newer ones either B or C. As they last for 10 years, there's a good chance you already have one. You can check online, it takes a few seconds. Electrical Installation Condition Report - £120

Includes one fuse board.
Legal requirement when letting: Yes
Lasts for: 5 years
Good to know: Small fixes carried out free of charge. Access required to all rooms. Do not confuse with an EPC which some customers tend to do.

Portable Appliance Test (PAT Test) - £60

Includes up to 20 appliances.
Legal requirement when letting: No
Lasts for: 1 year
Good to know: Not a legal requirement but there is a duty on all landlords to ensure all electrical appliances in a properly are safe. There is currently no legally defined way to prove safety other than a PAT test. New appliances do not need a PAT test for 1 year. Discount provided if only a handful of appliances. Please enquire.

Legionella Risk Assessment - £60

Includes up to 4 bedroom, 2 bathroom properties.
Legal requirement when letting: No
Lasts for: 1 year
Good to know: Not a legal requirement but a lot of letting agents ask for one to be carried out to protect their tenants. This is particularly so in the London area. A good idea to have one done at the same time as the other checks.

Smoke Alarm Installation - £20

Price is per alarm.

Good to know: One smoke alarm should be installalled on each floor where there is a room used as a living space. Alarms must be repaired or replaced once informed and found they are faulty.

Carbon Monoxide Alarm Installation - £25

Price is per alarm.
Legal requirement when letting: Yes
Good to know: One carbon monoxide alarm should be installalled in each room that is used as a living space (includes kitchen) which contains a fixed combustion appliance. This includes a gas boiler and a gas fire for example. The regulations exclude gas cookers. So a kitchen with a gas cooker wouldn't need a CO alarm unless the boiler was also fitted there. If the boiler was fitted in the bedroom and you also had a gas fire in the lounge, you would need a total of two CO alarms, one for each room. Alarms must be repaired or replaced once informed and found they are faulty.

Smoke Alarm Test - £5

Price is per alarm.
Real smoke is used to simulate a real fire.
Pressing the test button only tests if the batteries are working and a circuit is being made.

Good to know: Legally, a landlord's minimum duty is to ensure that all alarms work on the day the tenancy begins. The tenants responsibility is to maintain and test the alarms. Tests carried out by us are documented on the gas safety record we provide to you, the agent and the tenant.

Carbon Monoxide Alarm Test - £5

Price is per alarm.
Real carbon monoxide is used to simulate a real CO escape.
Pressing the test button only tests if the batteries are working and a circuit is being made. The CO sensor is NOT tested.
Legal requirement when letting: N
Good to know: We test quite a lot of alarms that don't work or alarms that flash (or sense parts per million of CO on a digital display) but do not sound an alarm to warn the occupier. Some alarms do sound but they take longer than the 3 minutes that the regulations allow. These alarms are classed as faulty and considered dangerous. Tests carried out by us are documented on the gas safety record we provide to you, the agent and the tenant.
