Note, the Periodic Inspection Report is now called the Electrical Installation Condition Report – it's just the new and upgraded name and the actual report, for all intents and purposes, is exactly the same from the point of view of the customer.
Who needs one?
If you're a landlord and you have tenants, by law, it's your duty to ensure your electrical installation is in a safe condition. You are ultimately liable if a tenant is harmed or otherwise injured.
If you're buying a house or selling a house you might have been advised on your home buyer report that you should have the electrical installation checked for safety.
If you're a landlord who looks after a HMO or you're thinking about letting your property through the council – I can help.
If you've had new wiring, new circuits or a new socket or fuse board you'll need a certificate. If you need building control to sign off your work, I will be able to help. Lastly, if you're a practising electrician, who isn't NICEIC registered, I am also able to sign off your work.
An electrical certificate or report lasts for between 1 and 10 years depending on the condition and location of the installation.

I also welcome enquiries from estate agents, letting agents and landlords looking for property inventories, photography and floor plans. Landlords should also be aware of the legal need for smoke alarms and their duty of care when it comes to carbon monoxide alarms, heat alarms and legionella testing of the property.
